We all want to believe we can get 30 or 40 years from a new asphalt roof. After all, a 40-year shingle should last 40 years, right? Isn't that what the warranty says? Not so fast, my friend.
Trade Magazines Tell The Story
You would be shocked to find out that trade magazines tell a different story. If you read closely, what you'll discover is that asphalt shingle warranties are marketing fodder and nothing more. This is something asphalt shingle companies have known for 15 years.
The article, "Shelter From The Rain" in the May 2010 issue of Qualified Remodeler Magazine makes this statement: "Eighty-five percent of the market is covered with asphalt shingles, making it a pretty easy sell for a contractor to just reroof with another asphalt roof." The magazine goes on to say, "With the average asphalt shingle roof being replaced every seven to 10 years and people living in a house longer, homeowners will replace their roof two or three times." So Let's Do Some Asphalt Math
You hope to get more than seven years out of your asphalt roof, so let’s use the higher number of 10 years for replacement and see your true costs.

Now the Metal Roof Math
The average, metal roofing costs tend to be about three times the cost of conventional asphalt roofs. The difference in cost is attributed to a much higher cost of metal roofing materials, permanent venting systems, lifetime underlayments and sealants. Also installations involve a highly technical installation process that requires specialized skills, and specific training for the type of metal roofing system being installed. Simply put, metal roofs are tedious and time-consuming to install. The average, metal roofs takes about three to four times longer to install than a conventional roof.
With that said, if we run the numbers on metal roofing, we still get a different story.

What the above tables do not reflect is the truth that metal roofs will also provide measurable energy savings where asphalt provides none. Many homeowners report 20% cooling costs savings with aluminum roofs and see a 10% reduction in heating costs.
